Half Way Tree is a beautiful villa within the prestigious Sugar Hill resort. Nestled on a quiet cul-de-sac, the villa is tranquil and private and offers amazing outdoor lounging and entertaining space.
With a popular ‘reverse living’ design, the villa is setup with the open plan living, dining and kitchen areas on the upper level, taking full advantage of natural light and breezes and opening on to a beautiful patio. The 5th bedroom – presently a convenient little nook/study – is also on this level.
The master bedroom and one guest room are on the lower level and both lead on to a covered terrace to the pool deck beyond. The spacious master room is en-suite with a fantastic walk-in closet. The other two guest rooms are in the cottage, easily accessed from either the pool deck or by private path from the parking area. The cottage is self-sufficient with its own kitchen and lounge area.
Slightly set back from the pool, the beautifully finished gazebo is a heavenly place to lounge, dine and entertain! Framing this villa are the lush and mature gardens.

The Palms is a tastefully furnished, two ensuite bedroom penthouse apartment overlooking one of the two pools and beautiful gardens within the exclusive Sugar Hill Estate. Located on the second floor, this approximately 1,700 sq. ft. unit also benefits from an additional private sun deck on the floor above. Complete with loungers and jacuzzi to enjoy the sun and stars, this elevated position provides panoramic views of the Caribbean and wonderful sunsets. The spacious open-plan design, set east/west allows cool breezes to blow through the property if desired with ceiling fans throughout and air-conditioning in both bedrooms. The main living area opens onto the dining terrace via French doors whilst the kitchen is fully fitted with all necessary appliances for self-catering and with an adjacent utility room complete with washer/drier. The two double bedrooms, situated at either side of the property, provide complete privacy and each feature built-in wardrobes with additional French doors to the dining terrace. Maid service is complimentary and provided on three days each week.
The Sugar Hill Estate is set on 50 acres of extremely well-maintained grounds with a clubhouse providing lovely views and with a further magnificent 2,000 sq. ft. infinity edge pool and state of the art fitness centre. Mahogany Rise is a luxurious Villa with an independent cottage situated amidst Mahogany trees on 1 acre of well-matured grounds in the Sandy Lane Estate. The Villa is a 4-bedroom 5-bathroom house with all bedrooms being en-suite.
The Cottage has two bedrooms and two shower rooms (one en-suite). The Villa and Cottage are accessed via electric gates off a Private Road on the Sandy Lane Estate and can be rented separately or as one. The Villa or Cottage when rented will have absolutely, private use of the gardens and pool area.
The Villa 4 bed 5½ bath - On entering the villa through the main entrance foyer, you walk into an open plan living and dining room. When the double French doors are open, it creates an expansive space for combined indoor / outdoor entertaining on the spacious covered patio and pool deck. This area has an air conditioner for comfort cooling in the hotter months. Off this area is a TV room with ceiling fan. Decor throughout is modern.
On the ground level there are 3 air-conditioned bedrooms with king (UK) beds. Each bedroom has an en-suite bathroom with marble finishes, vanities, and rain showers. There is one bedroom to the southern side as you enter from the garage, and two on the northwestern side. The Caribbean blue kitchen is fully equipped with modern stainless-steel appliances. There is a utility room with a washer and dryer.
The upper level takes you to the stunning master suite with a super king (UK) bed and its private balcony overlooking the magnificent swimming pool (40ft x 18ft). The spacious en suite bathroom offers a Jacuzzi, and a rain shower. There is an air-conditioned study/TV room on this same level.
The Cottage – 2 bed 2 bath - The independent cottage is entered from a porch into the open plan dining area and kitchen. Off the open plan dining area is a living room with TV. The kitchen is a fully equipped (American Fridge Freezer with ice maker, oven, ceramic hob).
A hallway leads to the two air-conditioned bedrooms, one of which is ensuite and the other served by a shower room that also is the powder room for the cottage. As with the cottage the decor throughout is modern. Outside the cottage there is direct access to the rear of the Villa and the pool. Wi-Fi internet is available throughout the properties.
Note: The Villa does not include access to the Sandy Lane Beach Club or Hotel. The nearest beach is located via public access path by One Sandy Lane.
