The property currently only opens December through to April and enjoys 100% occupancy  for 4 of these months.  Many repeat clients who like to book more than a year in advance therefore 2012/13 season is very highly booked already and requests for 2013/14 already coming in.  Many guests are turned away as we fill so far in advance.  There is a market for Summer opening too and again many clients are turned away as currently  we wish to keep the place to ourselves. 

The property needs to be taken to another level and  a higher star Boutique Hotel.   We do not offer Air Conditioning, in room Telephones, wi-fi, TV’s, phones or kitchens but a peaceful quiet spot to relax and unwind.  Definitely a niche market.  See the film on or google Hotels for sale Barbados and we are the 5th or 6th entry.

If the hotel is to be opened year round then possibly Air conditioning would be a good option to install as we do not get the Tradewinds much in Summer months.  This would open up the American market more.  History has shown our market to be approx 1/3 Canadian, 1/3 American and 1/3 British and European – a good mix so as when one market weakens there are others to ‘pull’ from. Clientele being predominantly couples   - with a more mature age group staying longer – two/three and even four weeks or more  - and the younger ones staying 7 to 10 days. In the past we found Walking holidays to be a good niche along with Yoga and exercise.   Massage and reflexology services are offered either  en suite or in the grounds also.

Peach and Quiet  also lends itself for  the setting for many events – unusual beautiful weddings, art shows, market places, retreats and the photo shoots for Neima
